New Requirements for Residential Buildings

Currently all residential buildings two stories or greater require a 410 - Tub Set and 475 - 2nd Plumbing Rough-in inspection. Beginning Sept. 1, 2016, these codes will be replaced with a new 445 inspection code.

This alleviates the need to schedule both the 410 and 475 inspections. The 445 inspection is required before the 120 framing inspection can be scheduled. This new inspection code will only apply to residential projects and will not affect commercial projects.

This service area involves the intake and processing of building permits for all residential and commercial construction activities within unincorporated Hillsborough County. This includes permits for single family and multi-family homes, pools, screen enclosures, signs and walls, and all commercial and industrial construction. It also includes sub-contractor permits for activities such as electrical, roofing, mechanical, plumbing, etc.

A permit is required by any owner, authorized agent, or contractor who desires to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical, or plumbing system. If your property lies within the City of TampaCity of Temple Terrace, or Plant City, please contact your respective Building Department.

For projects with a cost of $2,500 or higher, a
Notice of Commencement (NOC) must be filed with the Clerk of the Circuit Court. A recorded certified copy must be submitted to one of Building Services’ two offices prior to requesting the first inspection.

NOTE: As of June 30 2015, pursuant to the amended Hillsborough County Construction Code

Stand-alone permits such as roof, electrical, plumbing, mechanical, and any other permits not tied to a general building permit, will now expire after 180 days from the date of issue.
