The Land Development Code provides for the organized development and the continued maintenance of existing land uses. Code Enforcement is the main department responsible for the enforcement of the requirements contained within this Code. The Land Development Code is administered by Hillsborough County’s Planning & Growth Management Department.
The major categories of land uses are:
Commercial
Residential
Agricultural
Zoning regulations dictate the type and location of businesses and housing throughout the county. Commercial sites are assigned a specific zone which allows a commercial land use category generally based on level of intensity. Residential zones dictate the number of dwellings allowed for a particular property size and the placement of dwellings and other structures on the property.
The Land Development Code also regulates land use issues such as:
parking of commercial vehicles
storage of recreation vehicles
fences
placement of accessory structures
Sign Regulation
Signs must comply with the size, placement and permitting requirements as described in the Land Development Code. The Code Enforcement Officers may remove signs that are found on the right of ways; signs illegally placed on private property will be prosecuted through the Code Enforcement Board.
