Building Services Division

Building Services is responsible for reviewing and processing development project site plans, subdivision plats, and building plans. It provides complete permitting services, from processing the application, review and issuance of permits, through inspections and certificates of occupancy. This division also provides a central review and inspection point for new development in the unincorporated area, including subdivisions, site development plans, land excavations, land alteration and landscaping plans, phosphate mining, concurrency determinations, other site development governed by land development and building codes, and emergency management planning.

The Emergency Management Planning section creates emergency and disaster preparedness plans for the County in case of a natural disaster or hurricane, catastrophic events, inland flooding and wind hazard situations. The section also coordinates mitigation efforts from effects of flooding with all of the county's municipalities, in addition to undertaking projects that increase the county's standing in the Florida Department of Community Affairs' Community Rating System. This section's responsibilities include, maintaining the Local Mitigation Strategy, ensuring the county implements minimum standards from the National Flood Insurance Program, and ensuring participation with federal and state governments through the federally-designed Project Impact program.

The Site Plan and Subdivision Review Section is responsible for reviewing plans and issuing permits for commercial and residential site development projects as well as the processing of plats and acceptance of new infrastructure. In addition, this Section reviews, issues permits and conducts inspections for land alteration and landscaping, land excavations and phosphate mining.

The Construction Services Section provides professional inspections for all trades and disciplines required under permit in the County including building, electrical, mechanical, plumbing, gas and site development as well as providing contractor licensing compliance and enforcement. Inspections are performed by qualified professionals from site preparation through Certificate of Occupancy.

The Permit Intake and Processing Section provides building associate application intake, plan distribution, zoning and flood determinations, single-family landscape permitting, project tracking and permit processing and issuance. In addition, this section is responsible for electrical and certificate of occupancy releases.

Satellite Offices are full service building associated permitting offices in the different regions of the County outside of the Central Office in the County Center in downtown Tampa. You can contact the Office nearest you by email, telephone, or visit during office hours weekdays 8 am to 4 pm.
