This webpage contains information on the zoning and land use change process as required by the Hillsborough County Land Development Code (LDC). This information includes the following:

• Zoning Hearing Master (ZHM) hearing applications, which require final decisions by the Board of County Commissioners (BOCC) at subsequent BOCC Land Use meetings;
• Zoning Hearing Master (ZHM) hearing applications for Special Use permits (examples include Alcoholic Beverage land use changes, cell towers, and other special land uses on which the ZHM can make the final decision);
• Major Modifications (MM) to Planned Development zoning districts, which require final decisions by the Board of County Commissioners(BOCC) at subsequent BOCC Land Use meeting;
• Board of County Commissioner (BOCC) Personal Appearances (PRS) minor modification applications to Planned Development zoning districts;
• Land Use Hearing Officer (LUHO) applications for variances to LDC regulations;

Information about rezoning petitions and when they are scheduled to be heard at public hearings or public land use meetings are available through the Neighborhood Liaison by telephone, fax or e-mail.(see contact information above)

Applications for pending zoning and land use public hearings may be viewed by visiting the online PGM STORE website where visitors can view documents submitted for each application, including the application forms, request statements, support or opposition letters, site plans, recommendations and decisions.
