Official written zoning verifications are only provided for properties located in unincorporated Hillsborough County. To determine whether a piece of property is located in the city limits of Tampa, Temple Terrace or Plant City, or whether it is in unincorporated Hillsborough County, visit the Property Appraiser’s Office web site. There the property information can be found by using the tax folio number, street address or owner’s name. The “Tax District” at the top of the property information page will identify which area the property is located in.
If the property is not located in unincorporated Hillsborough County, then the visitor will need to contact the appropriate city government for zoning verifications (Tampa, Temple Terrace or Plant City).
If you do not have the tax folio number for the subject property, you can use the property’s address or owner’s name to do an online property record search at the website for the Hillsborough County Property Appraiser’s Office. The tax folio number will be shown as the “Folio” at the top of the property information page.
To receive an official written zoning verification, please send your written request to the appropriate address above. In your request you must include the tax folio number for the subject property and a check payable to “BOCC” (Please do not send cash). The fee amount is shown on the Application Fee List.
Please note that multiple folio numbers for a single, interconnected property tract can be processed as one zoning verification. However, multiple folio numbers with no apparent geographic relationship will require payment of separate fees, even if owned by the same party.
Zoning staff is provided a maximum of 30 working days to complete all administrative reviews, including written zoning verifications. Response time will vary by workload and level of research required to ensure a complete and accurate response. All requests are completed in the order in which they are received.
If you would like to know the zoning of a property prior to receipt of an official written zoning verification, please contact the Zoning Counseling Center. Please note that this type of zoning information is not a substitute for any activities requiring an official written zoning verification. When you contact the Zoning Counseling Center be sure to have the tax folio number available for the property.
